Newmark Grubb Knight Frank (NGKF) announced that it represented University Place Associates, LLC in its lease with U.S. Facilities, Inc. for 15,000 square feet at 2.0 University Place. The national facilities management and infrastructure support organization will relocate its corporate headquarters to the newly constructed LEED® Platinum office building this fall.
Located at 30 N. 41st St. in one of Philadelphia’s Keystone Opportunity Zones, the five-story, 96,916-square-foot property is scheduled for completion by Sept. 1, 2013. Senior managing directors Jack Soloff, Jr., and Craig Scheuerle, and Director Matthew Guerrieri are the property’s leasing representatives.
U. S. Facilities, Inc. Chief Executive Officer Jim Dombrowski said, “We are thrilled to move into the first office building in Center City or University City to achieve LEED® Platinum pre-certification. Selecting a headquarters location with state-of-the-art sustainability features throughout is a statement to the Philadelphia community and our industry nationwide about our values. Additionally, we will be working with the developer, University Place Associates, to achieve a LEED® Platinum designation for our offices.”
The property’s sustainable features include storm water management through an extensive modular green roof system composed of soil media and drought-tolerant vegetation; wind and solar-generated energy in common areas; efficient heating and cooling systems that reduce both internal air pollution and tenants’ energy costs by approximately 50 percent when compared to a same-size, non-green building; a rooftop garden that improves air quality, conserves energy and reduces storm-water runoff; strategically placed shading devices to reduce solar gain during the summer months while allowing heat gain during the winter; and secure bicycle parking.
2.0 University Place is one block from the El at 40th and Market streets, which connects commuters to the 30th Street station in less than five minutes.
Approximately 20,000 square feet remains available for lease in the building’s fifth and top floor. For more information, contact Messrs. Soloff, Scheuerle or Guerrieri at 215.561.8300.
