Newmark Grubb Knight Frank (NGKF) announced it has successfully represented Ace Relocation Systems, Inc. with its strategic decision to own a 50,000-square-foot build-to-suit facility at Brewster Creek Business Park in Bartlett, Illinois. The new state-of-the-art facility, which will be owned by Ace Relocation Systems, is situated on approximately 4.5 acres.
Founded in 1968, Ace Relocation Systems is a transportation and logistics company that provides professional relocation services for local, national and international moves. The firm has nine locations throughout the country. Needing a larger and more efficient floorplan for its Illinois facility, Ace Relocation Systems selected NGKF to assist with site selection to locate a more flexible space. NGKF’s Senior Managing Director Adam Marshall, CCIM, represented Ace Relocation Systems in the transaction.
After an extensive market analysis and site evaluations, Marshall ultimately secured a build-to-suit with Triumph Construction Services in the Brewster Creek Business Park. Ace Relocation Systems will relocate to the new facility in Bartlett from its existing location in Elgin, Illinois in early 2016. Ace Relocation System’s new facility will feature 32’ clear ceilings, seven exterior dock doors, one drive-in door, over 40 trailer and tractor parking stalls, and 4,000 square feet of office space.
“We explored the market along the I-90 corridor for existing options, which would offer Ace Relocation Systems both modern amenities and additional land for trailer and truck parking,” said Marshall. “The Brewster Creek Business Park was ultimately selected for its proximity to the Illinois 390 Elgin O’Hare Expressway, I-90 and I-88. This build-to-suit enables Ace Relocation Systems the ability to construct a facility to address specific needs and requirements for maximum operational efficiency.”
Located in DuPage County, 35 miles west of downtown Chicago at the intersection of Stearns Road and Munger Road, Brewster Creek is a 670-acre mixed-use business park. It features fully improved sites ranging from two acres to more than 50 acres for purchase, build-to-suit or lease. Elgin Community College is located nearby, which provides workforce recruitment and custom training services with grant support from the Department of Commerce and Economic Opportunity (DCEO), offering a diverse and skilled workforce.
