Newmark Grubb Knight Frank (NGKF) is pleased to announce it has been selected by East End Capital and UNIZO Holdings Company Limited as the exclusive office leasing agent for The Plant at 321 West 44th Street. NGKF’s David Falk, president of the New York Tri-State region, Andrew Sachs, executive managing director and Ben Shapiro, managing director, will lead the assignment.
Situated one block west of Midtown Manhattan’s Times Square in the center of New York City’s Theatre District, the ten-story, 255,000-square-foot building is unmistakable, boasting a vibrant mural by Brooklyn-based collaborators, FAILE, on its façade, which East End Capital commissioned upon purchase. Paying homage to the property’s former life as a hub for recording studios, the building is renowned for the many iconic artists who recorded music inside, including John Lennon, Bruce Springsteen, Aerosmith, Jimi Hendrix and Van Halen, among numerous others. Carrying on its creative roots, The Plant has become a distinguished destination for creative tenants looking to be in the heart of the Times Square or Theatre District, offering a contemporary interior, elaborate exterior design, a breathtaking roof deck and creative, customizable spaces.
“Many creative tenants are leaving Midtown and migrating Downtown due to outdated spaces and unaffordable rents, but The Plant combines affordability, flexibility and creativity, presenting a prime opportunity to draw tenants to the Midtown area,” said Shapiro. “Institutional landlords are now investing in forward-thinking installations to attract modern tenants. East End Capital and UNIZO Holdings’ contemporary design and premium amenities at The Plant create an ideal setting for tenants to customize their space and take their business to the next level,” he added.
Floor plans vary in size and can be tailored to specific tenant needs, ranging from a traditional office-intensive layout to an open floor plan. The Plant offers unparalleled amenities for its tenants, with a newly installed green roof top deck and a glass-enclosed sky lobby displaying panoramic views of Manhattan. Additionally, the building is Wired Certified Platinum and includes a state of the art, fiber-optic technical communications backbone, enabling tenants to access high-performance voice and data services along with the lightning-fast speeds of Metro Ethernet.
“The Plant is a historic focal point of collaboration between talent, energy and purpose. We look forward to welcoming tenants whose brands reflect these qualities to flourish in this inspirational and imaginative space,” said Sachs.
