Newmark Grubb Knight Frank (NGKF) has been appointed as the exclusive office leasing agent for 101 A Street (Artists for Humanity “AFH” EpiCenter) in Boston, Massachusetts. The property is currently undergoing an extensive renovation with sizable capital improvements, and is slated to be the East Coast’s largest commercial energy positive facility upon completion.
The AFH EpiCenter is a 23,500-square-foot center that houses AFH’s offices, a retail store as well as a first-class gallery that houses an exhibition space for youth-created and inspired art. The gallery accommodates 500 people with catering amenities to be rented for corporate meetings and other events. AFH originally completed the EpiCenter, the nation’s ninth LEED Platinum building, in 2004. AFH is now expanding its space by an additional 52,000 square feet, and is slated to become the largest energy positive commercial facility on the East Coast. With development currently underway, the project includes passive design, radiant heating & cooling, an innovative 235 kW ‘wrapper’ of mesh-integrated photovoltaics to power the building as well as the addition of three floors of office space totaling 20,000 square feet. The new office space will feature shared access to a rooftop deck and a maker’s studio. NGKF’s Jason Cameron, senior managing director and Molly Davis, associate director, will lead the brokerage team assigned to lease the 20,000 square feet of office space which is set to be available early 2018.
“We are thrilled to be partnering with AFH on this exciting project in one of Boston’s most vibrant submarkets,” said Cameron. “Given the innovative culture of the EpiCenter, we foresee the property successfully drawing forward-thinking companies who are looking to relocate their operations to newly renovated office space offering an open floor plan and creative atmosphere.”
Located in the Fort Point community of South Boston, AFH EpiCenter offers easy access to public transportation, I-90, I-93 and Logan International Airport. It is situated adjacent to the two-acre Channel Center Park and a 970-car parking garage, offering ample parking.
Artists for Humanity (AFH) is a non-profit youth arts and enterprise organization based at 101 A Street’s contiguous site located at 100 W. Second Street in Boston, Massachusetts. The organization provides urban teens with keys to self-sufficiency through paid employment in the arts. It operates on the belief that exposure to the arts can be a productive and life-changing opportunity for young people. Bridging economic, racial and social divisions, AFH works to restore urban neighborhoods by introducing young people’s creativity to the business community.
