Newmark is pleased to announce that TK Volleyball has signed a 50,000-square-foot lease at King’s Market Shopping Center in Roswell, Georgia. Formerly occupied by Home Depot, the retail space will be transformed into the volleyball club’s headquarters and training facility, which includes six indoor courts and up to five outdoor beach volleyball courts.
King’s Market Shopping Center is located at 1425 Market Boulevard and is within proximity of GA-400. Other tenants include Sky Zone Trampoline Park and Publix. Malon D. Mimms Company owns the 281,064-square-foot shopping center, and its Vice President of Leasing Rebecca Odom represented the center in lease negotiations. Newmark Executive Managing Director Dale Karrh and Associate Director Chris Dundon represented the tenant.
“Finding the right space for this type of athletic facility was a unique challenge,” said Karrh. “A variety of features such as ceiling heights, column spacing and parking had to be factored into our search, and we’re thrilled to secure a space that allows TK Volleyball to build a premier facility in a well-located area. This adaptive reuse venture will breathe new life into a 10-year-vacant big box and introduce an exciting new use to the community. We expect the club to flourish and congratulate their team on this milestone.”
The property features 30,000 square feet of indoor space and 20,000 square feet of outdoor space. Malon D. Mimms Company will turn over the space to the club in the Spring of 2019 for the tenant build-out. TK Volleyball is projected to begin moving from its old location in Emerson, Georgia in Summer 2019.
In addition to the 11 courts, the facility will house administrative offices and rubber floor areas for physical therapy and training. Each court will have the safest and highest quality flooring. The facility will be mainly utilized by club teams for children under 18 years old as well as intermittently hosting tournaments and adult leagues.

TK Volleyball’s Suzanne Fitzgerald, who was recently named national coach of the year by the National High School Coaches Association (NHSCA), came up with the company’s name - TK is short for the Aramaic phrase “Taley Koum” which when translated to English means “Little child, get up, arise.” TK Volleyball aims to create a mentally and physically healthy environment for young athletes to challenge themselves through training and competition.
Fitzgerald said, “We felt like there was a demand in Atlanta and the volleyball club culture could be enhanced. We are excited about the opportunity to create an inclusive place that prioritizes training methodology, culture and a positive experience for every player.”
