Newmark announced it has secured a 30,000-square-foot lease for net lease advisory firm SURMOUNT at 1185 Avenue of the Americas (“AOA”), a Class A office tower in the heart of Midtown Manhattan. Newmark President, New York Tri-State Region David Falk, Executive Managing Director Jason Greenstein and Managing Director Justin Pollner, represented Surmount in the lease negotiations.
SURMOUNT, an industry-leading full-service commercial real estate platform offering a comprehensive suite of net-lease focused real estate solutions, will occupy the entire 30th floor at 1185 AOA. The lease marks a significant milestone for SURMOUNT as it expands and relocates its New York City headquarters from 275 Madison Avenue.

This announcement comes in the wake of SURMOUNT’s recent launch as part of a strategic consolidation of three New York-based commercial real estate firms – NNN Pro, STNL Advisors, and United Global Development Co (“UGDC”). The company also has offices in Boston, Scottsdale, and Chicago, and has announced plans for continued expansion.
Greenstein added, “Navigating the complexities of the Midtown market, our team was able to secure an incredibly strategic opportunity for SURMOUNT that we’re very excited about. It represents the best of both worlds: the flexibility and cost efficiencies of a sublease with the stability and privity of a direct deal, allowing SURMOUNT to expand without the upfront capital expenditure typically required for such a move, and in a structure that allows flexibility and optionality for longer-term growth.”
Ownership was represented by Newmark’s Executive Vice Chairman Brian Waterman, Vice Chairman Scott Klau, Executive Managing Director Brent Ozarowski, Managing Director Kevin Sullivan and Associate Director David Waterman, alongside SL Green’s Howard Tenenbaum and Gary Rosen.
Located between 46th and 47th Streets, 1185 AOA offers direct underground access to the B, D, F and M subway lines, with a short walk to Grand Central Terminal and Bryant Park.
