Newmark Project Management Provides Comprehensive Services

During the Pre-Lease, Pre-Construction, Construction and Post-Construction stages of the project deployment process, our team provides the project management services required to complete design and construction in compliance with the lease requirements negotiated during the Pre-Lease stage and inline with any building rules or regulations.

The Minneapolis Project Management Team ensures that all client business needs are met in a cost-effective manner consistent with their standards, project scope, design intent, budget and schedule. All services are customizable and adaptable to each client’s unique project needs.

Planning & Pre-Construction
  • Onboard project design firm
  • General contractor, furniture, signage, branding, and bid package coordination
  • Provide a review of issued schematic design, design development and construction drawings, as well as work with project engineers on coordination of all scope items
  • Function as a quality control representative including, but not limited to, value engineering, monitoring and evaluating the recommendations of the architect, engineer(s), general contractors and other project team members including consultants, vendors, suppliers, etc. Advise as to the anticipated impact of design recommendations as they relate to budget, schedule, or other criteria throughout the Project cycle
Construction
  • Prepare request for proposal (RFP) and solicit proposals from contractors
  • Develop and Manage Scope, Budget and Schedule
  • Maintain progress reports tracking construction progress
  • Verify any contractor claims of client delays and advise of any conflicts arising from field conditions or delays
Post-Construction
  • Move coordination and relocation

Hero

Hero Plumbing, Heating & Cooling relocated their office to Bloomington, MN and added a Peak Performance Lab for staff use. Close coordination with City and State inspectors was needed to add equipment such as cryo chambers, saunas and a hyperbaric chamber. Early communication was critical to completing the project on time and on budget. Continuous reporting was also prioritized to minimized risk of default in lease agreements. Tours during construction gained staff excitement, aiding in the change management problem of relocating to the opposite side of the Metro area.

Chartwell’s high-end corporate office relocated to downtown Minneapolis. The move, led by Newmark’s Project Management team, combined two separate spaces, which presented a change management challenge. By coordinating an early presentation to the staff and utilizing other employee engagement processes, the Minneapolis Project Management Team delivered the project, ensuring all conference and huddle spaces included full, easy-to-use video conferencing technology. In post-project discussions, Chartwell noted that the collaboration areas are well-used and that the additional costs in the suggested technology was worth it. During the project, a continuous evaluation and alignment of the budget with the CFO minimized risk of unknown price increases.

Hillrom, a medical technology facility, wanted to refresh their 56,000-square-foot office space. The Minnealpolis Project Management team developed a 6-month, 11-phase plan with minimum interruption for the staff. By utilizing process-driven documentation, our team closely managed the challenging practices of the design and construction teams, providing weekly updates for staff to ensure successful change management. Value engineering practices were also utilized to minimize budget overrun throughout the project.

When the firm decided to relocate from Golden Valley to St. Louis Park, they engaged the Minnealpois Project Management Team to oversee the design, construction, employee occupancy and the move to their new space. Newmark

Newmark’s Minneapolis office continued to grow while simultaneously undergoing a global rebrand. This pushed Newmark to take on an additional 6,800 SF on their current floor in Fifth Street Towers. Additionally, the renovation needed to align with their new visual brand standards. The Newmark Project Management team was proactive in early stages of project design, working closely with building landlords, local municipality, Newmark leadership and their architecture team to ensure all objectives were met. The project added 28 workstations, ten offices and five meeting spaces that included full technology for video conferencing and elements for ease of staff use.
