Newmark announces the Company has arranged a $218 million loan, on behalf of Quantum Pacific and MetroLoft Developers, for the acquisition and residential conversion of 101 Greenwich Street in Downtown Manhattan. The financing was secured from Apollo Global Management, by Newmark Co-President, Global Debt & Structured Finance Jordan Roeschlaub, Vice Chairman Christopher Kramer and Associate Director Holden Witkoff.
101 Greenwich Street represents a highly efficient potential office-to-residential conversion opportunity, benefiting from U-shaped floor plates, extensive window lines, strong natural light and above-average ceiling heights.
Strategically positioned along Greenwich Street, Rector Street and Trinity Place, the property is located in a premium area within Manhattan’s Financial District, offering immediate access to a highly amenitized environment of retail, dining, hospitality and entertainment. It also benefits from proximity to major transportation hubs, including the Fulton Street Transit Center and the World Trade Center Oculus.
Newmark Co-Head of U.S. Capital Markets Adam Spies and Executive Vice Chairman Adam Doneger represented the seller, BentallGreenOak (“BGO”), in the $105-million sale.
