As Vice President of Property Management, Ryan Cox is responsible for the firm’s operations and personnel in San Francisco, California. Ryan teams with local Newmark leadership to strengthen and expand client relationships to ensure maximum value is achieved on all assets. Ryan teams with both institutional and non-institutional clients to develop and implement business plans that best-meet the client investment strategy and success in all facets of asset operations, including acquisitions, re-development projects.
Ryan provides oversight to a team of property management professionals across the Bay Area. He has extensive knowledge in building operations, construction management and lease administration. Ryan has over 16 years of experience in financial reporting including budget preparation, reforecasting and operating expense reconciliations.
Prior to joining Newmark, Ryan was an Associate Director at CBRE where he was responsible for managing a team of seven for a portfolio of 42 properties totaling over seven million square feet, consisting of Class A office, industrial, life-science, mixed-use and retail properties throughout the Bay Area. Throughout his tenure with CBRE, Ryan achieved an 18% increase in revenue as a result of being awarded 10 new life-science and mixed-use assets; he retained two Class-A office assets in San Francisco’s CBD, 12% of the portfolio’s revenue, through strategic restaffing and the development of a sound operational plan; further, he engaged in-house project management to oversee $50M in tenant and building improvements, which generated over $1M in construction management fee revenues. Before advancing to the Associate Director role, Ryan operated as a General Manager for CBRE, where he oversaw a 400,000SF mixed-use assignment comprised of three buildings and two associations with two direct reports. In partnership with third-party brokers, Ryan achieved 100% office occupancy in 2021 during the height of the pandemic.
Ryan has also held roles with Western Union, Hoffmann Commercial Real Estate, Sansone Group and Cushman & Wakefield.

Education
Ryan earned a Master of Business Administration in Finance at Washington State University’s Carson College of Business. Prior to earning his Masters, he attended the University of Missouri.
