As an Executive Managing Director with Newmark, Jason Pruger specializes in the representation of both landlords and tenants across New York City.
Jason Pruger joined Newmark in 2001 where he focuses on landlord and tenant representation on both a national and local level. Since joining the firm, Pruger has completed hundreds of transactions with a combined value in excess of $1 billion. Prior to Newmark, Pruger was a Managing Director at Winick Realty Group. Pruger is known for his implementation and execution of roll-out strategies and for his disposition on a local and national level.
Pruger has many prominent landlord clients, including Cohen Brothers, Edward J. Minskoff Equities, Feil Organization, Friedland Properties, George Comfort and Sons, Goldman Sachs, Jamestown LP, Mitsui Fudosan, Red Apple Group, Inc., Samson Realty, Solil Management Corporation (Sol Goldman), The Trump Organization and The Witkoff Group. In addition, Pruger has negotiated numerous deals in New York City with well-known landlords such as Hines, Related, SL Green, Tishman Speyer, Vornado, and The Durst Organization.
On the tenant side of his business, Jason works with well-known retailers in the New York City market, including Build-A-Bear Workshop, Castlery, Chase, Chococo, CVS, Gristedes, Landmark Theatres, Landry’s Inc. (Landry’s Dining Brands), New York Pilates, Nightingale Veterinary, Your 3rd Spot and Watchhouse Coffee.
Pruger successfully negotiated more than 40 leases on behalf of CVS and recently signed an Exclusive Representation Agreement with Watchhouse Coffee. He has also helped relocate numerous Chase Bank locations as well as renewals and repositioning sites. Additionally, Pruger recently executed the NYC roll-out for the independent artisan chocolate brand CHOCOCO and has introduced Nightingale Veterinary Services across Manhattan, Brooklyn as well as Connecticut and Long Island. His most recent collaboration is with the well-renowned Balloon Museum.
On behalf of landlords, Pruger has exclusive representation with The Trump Organization at Trump International Hotel & Tower® Chicago with over 70,000 SF of prime waterfront retail/restaurant space. He is currently focused on leasing over 40,000 SF of prime retail space at the base of 5 Pointz, in the heart of Long Island City on behalf of G & M Realty 2 LLC (The Wolkoff Family) and 66,000 SF at the reimagined 801 Eleventh Avenue on behalf of The Chapman Group (in partnership with Friedland Properties).
Professional Achievements
In recognition of his accomplishments, Pruger received Newmark’s Retail Broker of the Year award for consecutive years and has been featured in the REBNY Deal of the Year Awards for the conversion of a parking garage into the Bathhouse Flatiron project at 6 West 22nd Street.
Professional Affiliations
Active in the real estate community, Pruger is a member of the International Council of Shopping Centers (ICSC) and the Real Estate Board of New York (REBNY); he was also voted onto the latter organization’s commercial brokerage retail committee.

Pruger earned his bachelor’s degree from the University of Wisconsin.
