Senior Vice President Georgia L. Nichols, MAI, has been providing valuation and consulting services for 33 years. Ms. Nichols has performed appraisals on a particularly diverse range of property types including shopping centers, apartment complexes, industrial facilities, office buildings, conservation easements, farms, subdivisions, hotels, marinas, mixed use facilities and land tracts. Unusual assignments have included: a portfolio of almost 1,000 leasehold residential sites; yacht clubs; retrospective values going back more than 30 years; over 300 subdivision projects; and a vast array of partial acquisitions and easements impacting all kinds of properties.
In addition to her consulting work, Ms. Nichols specializes in condemnation appraisals and is an approved appraiser with the Delaware Department of Transportation, Maryland State Highway Administration, the Maryland Department of Natural Resources and Virginia Department of Transportation. She is also an approved V.D.O.T. reviewer and has more than 20 years of condemnation experience.
Ms. Nichols joined Newmark in 2017, when the firm acquired several affiliates of Integra Realty Resources. At the time of the acquisition, she had been working at IRR for five years as the managing director of the Salisbury office. Prior to IRR, Ms. Nichols was the senior vice president of W. R. McCain & Associates, a firm with which she had been affiliated for more than 15 years.

Additionally, Ms. Nichols is qualified as an expert witness and has testified before several courts and administrative bodies, including the Maryland Circuit Court (Wicomico and Worcester counties) as well as the zoning commissions for Sussex and Wicomico counties.
Ms. Nichols earned a Bachelor of Arts degree in mathematics with an area of application in computer science from the University of Delaware. More recently, she successfully completed numerous real estate-related courses and seminars sponsored by the Appraisal Institute, the International Right of Way Association and other accredited programs.
