Carlos Urquiola joined Newmark Valuation & Advisory in 2017 as a vice president with the Healthcare & Seniors Housing practice. In this role, Mr. Urquiola executes appraisals on an array of seniors housing and healthcare properties while implementing initiatives intended to grow the market presence of the senior housing and healthcare specialty group.
With 12 years of valuation and financial/asset management expertise, Mr. Urquiola has developed an in-depth understanding of the intricacies of the seniors housing and healthcare capital markets. His core professional knowledge stems from the completion of hundreds of real estate and going concern appraisals of seniors housing and healthcare properties, including, but not limited to, living facilities, independent living communities, skilled nursing facilities, residential care facilities, ambulatory surgical centers, medical offices, psychiatric hospitals and behavioral health facilities. He has also contributed to the valuation of acute care hospitals, specialty hospitals and long-term care hospitals. Consulting services previously provided include market analysis, site selection, go dark valuations, market rent studies and highest and best use analysis for national seniors housing and healthcare providers.
Prior to Newmark, Mr. Urquiola was a financial/asset management analyst at Sentio Investments, where his extensive range of functions and responsibilities, including monthly performance oversight, asset preservation and implementation of portfolio strategies, were centered on the objective of maximizing investment returns. Sentio Investments was the advisor of Sentio Healthcare Properties, which, prior to its 2017 acquisition by Kayne Anderson, was a real estate investment trust with a nationwide portfolio of seniors housing and healthcare assets.
Prior to Sentio Investments, Mr. Urquiola was a certified general appraiser with Salus Valuation Group, where he specialized in the valuation of seniors housing and healthcare properties. As a member of Salus’ inception team, Mr. Urquiola was an integral part of the firm’s initial organization and process development, which laid the groundwork for its success and future growth and contributed to its distinction as a specialty practice and industry leader. In 2012, following the exponential growth of Salus Valuation Group, Mr. Urquiola was promoted to senior director.
Mr. Urquiola began his professional career as a member of Cushman & Wakefield’s Valuation & Advisory Senior Housing/Healthcare Practice Group, where he collaborated on the valuation of a variety of healthcare-oriented properties, including hospitals, surgical centers, medical offices, behavioral health facilities, assisted living facilities, skilled nursing facilities and continuing care communities. He also assisted on niche consultation services that tended to the utmost needs of the client while ensuring the delivery of a superior quality report.
