Newmark announces the company has been appointed as the exclusive leasing agent at 1275 K Street NW (“1275 K”) in the heart of Washington, D.C. The assignment will be led by Vice Chairman Doug Mueller, alongside Executive Managing Director Ed Clark on behalf of co-owners Rafael Etzion and Altus Realty. This marks Mueller’s fourth agency appointment in the last 60 days..
Following development of a new capital program, ownership launched a transformative $25 million investment strategy to elevate the 12-story, 240,000-square-foot asset on newly renovated, Franklin Park into a hospitality-driven Class A workplace, delivering dynamic work environments adaptable to modern tenant demands.
“This is a forward-thinking ownership team with a clear vision and the capital to deliver on it,” said Mueller. “Their investment reflects the emerging trend we’re seeing across the market—targeted reinvention of well-located buildings that can meet the expectations of today’s workforce. We’re focused on activating that vision and delivering results.”
The capital program includes a dramatic expansion of the building amenity package, including multiple new conferencing formats alongside collaborative workspaces and engaging social areas. A new, standout architectural feature will introduce outdoor space and create a greater visual connection to Franklin Park – blending flexibility with design-forward execution. In addition, a comprehensive speculative suite program across the building vacancy has begun with the first suites delivering in October in addition to full floor opportunities for larger user groups.

Located on Franklin Park, 1275 K offers walkable access to McPherson Square and Metro Center, along with CityCenterDC, the 14th Street corridor and numerous restaurants, hotels and retail destinations. The new capital program builds on previous investment in the asset that delivered a renovated lobby, unique generative art by Berlin based artist Andreas Fischer, upgraded mechanical systems, new elevators and on-site amenities, which include a fitness center, yoga studio, bike storage, conference facilities and 24/7 security—all of which will be enhanced through the current upgrade initiative.
