Newmark announces the company has arranged two new office leases totaling over 36,000 square feet at FarmWorks One, a premier 116,000-square-foot Class A office property at 1234 Johnson Road in Allen, Texas. The new tenants include Moss, a construction management company headquartered in Florida, and MKA International, Inc., a California-based construction consulting firm.
Newmark Executive Managing Directors Nathan Durham and Duane Henley represented the developer, Bruce Heller, President at JayRyCo Development in the negotiations and serve as exclusive leasing agents for the property, which delivered in October 2024.
“These leases reflect the growing demand for premier office environments that support productivity, walkable restaurants and lifestyle,” said Heller. “FarmWorks One offers modern design, high-end amenities and direct access to retail and entertainment – all within one of the most exciting mixed-use developments in the region.”
Moss will occupy 25,815 square feet, while MKA International has leased 10,536 square feet. The agreements follow the recent signing of Fibergrate Composite Structures, FarmWorks One’s inaugural tenant.
FarmWorks One is a key office component of The Farm in Allen, a transformative 135-acre mixed-use development at the intersection of Sam Rayburn Tollway and Alma Drive. When fully developed, The Farm in Allen will comprise over 1.6 million square feet of office space, 142,000 square feet of retail and 60,000 square feet of restaurant space, along with a 150-key hotel, senior living facilities, townhomes and 2,400 urban residential units. The development also offers 32 acres of open space, including a 16-acre greenbelt along Watters Creek, a 2.5-acre lake with a boardwalk, over two miles of hike-and-bike trails and four parks.

The building features a landscaped outdoor plaza, meeting and lunch spaces, touchless entry, an advanced HVAC system and a luxury lobby with a three-story central staircase. Tenants enjoy walkable access to amenities including 13 restaurants at The HUB, and the Chicken N’ Pickle and High 5 entertainment complexes.
Jake Young and Christian Munoz of Lincoln represented Moss Construction, while Preston Taylor of Appian Commercial represented MKA International.
