Emma works in our Retail department and is based in the West End. She specialises in lease consultancy work providing advice on retail and restaurant property throughout Greater London and the South East.
She acts for landlords and tenants undertaking lease renewals, rent reviews and lease re-gears, and advises clients on all aspects of the lease event process from budgeting exercises to negotiation and settlement of cases. Emma is an experienced expert witness in rent review disputes before arbitrators and independent experts and writes expert reports for Court.
Her occupier clients include WH Smith, Pizza Express, Azzurri Restaurants (ASK and Zizzi), Byron, Costa, Poundland, Timpson and Cotswold Outdoor. Emma acts for landlords including Grosvenor, OLIM, GLH Hotels and Englander Group and a number of private individuals.
Recent project:
- Pizza Express, Gunwharf Quays – dealt with a rent review on the premises acting for the tenant which proceeded to arbitration. A rental increase from £87,348 pa to £105,145pa was awarded by the arbitrator, reflecting a saving of £189,275 pa over the five years to the next review on the landlord’s best offer. We were able to recover the entirety of the client’s costs in relation to the arbitration from the landlord.
- Cotswold Outdoor, Piccadilly – undertook the March 2017 rent review acting on behalf of the tenant. Emma achieved a total rental saving of £107,875 over the five years to the next review for the client.
- Grosvenor Estate – acted for Grosvenor for over nine years, undertaking rent reviews and lease renewals across both its Belgravia and Mayfair Estates. Emma works closely with Grosvenor’s Asset Managers providing strategic advice to ensure the rental tone is maximised while simultaneously ensuring occupier relationships and the appropriate tenant mix are maintained.
