6 Bevis Marks, Aldgate, London

LED lighting upgrade

Newmark’s UK Property and Asset Management team completed a full LED lighting upgrade at 6 Bevis Marks, a 16-story office building in London, replacing 442 fixtures across communal and plant areas. To maximize energy efficiency, all new fixtures were fitted with Passive Infrared (PIR) lighting motion sensors.

The project, completed between October 2023 and December 2024, is expected to save approximately 64,079 kg of CO₂ and £22,463 over 10 years. This initiative demonstrates how targeted upgrades, and smart technologies can drive operational efficiency and support long-term environmental performance goals.

Fenwick Department Store, 63 New Bond Street, London

Sensitive restoration

Newmark UK supported Lazari Investments Limited in repurposing the iconic Fenwick Department Store on New Bond Street, Mayfair, into world-class retail and office floorspace.

The project retained over 45-50% of the existing structure and around 75%of the historic façades, carefully lifting and aligning floorplates to deliver high-quality spaces while preserving the building’s heritage. With upfront carbon measures of 463-495kgCO₂e/m², the scheme exceeds industry sustainability targets, demonstrating how sensitive restoration and modernisation can reduce carbon and extend building life. Planning permission was unanimously granted in April 2024, and construction is underway, with delivery anticipated in 2027.

Brunswick Centre, Bernard Street, London

Sustainable hotel development

Newmark UK supported Lazari Investments Limited in converting the underused lower ground car park of the Grade II listed Brunswick Centre into a 207-room Premier Inn hotel.

The existing basement slab was retained and lowered, avoiding demolition and cutting embodied carbon by 98%, while PV panels and air source heat pumps reduce operational emissions. Sensitive heritage interventions preserve the Brutalist character, and stakeholder engagement ensured minimal disruption. Resolution to Grant was received with formal approval was received in August 2025.

The project delivers a modern, sustainable hotel that benefits the community and respects the historic site.

Bromley-by-Bow Industrial Park, Tower Hamlets

Industrial campus development

Newmark UK advised Fabrix on the transformation of circa five acres brownfield site in Tower Hamlets, previously home to derelict buildings and an asbestos waste facility.

Working with Haworth Tompkins Architects and through extensive local consultation, the scheme secured a resolution to grant planning permission in September 2024. It will deliver 135,000 sq ft of flexible industrial space, including 10% affordable workspace, alongside the retention and reuse of an MOT garage as an innovative circular economy hub. With new site access, high-quality sustainable design, and a biodiversity net gain of 3,988.86%, the development demonstrates how underutilised land can be repurposed into a modern, resilient and community-focused industrial campus.

SEGRO, Industrial Portfolio, Greater London

EPC Uprating Assessments

Since 2022, Newmark UK has undertaken EPC Uprating Assessments for 128 SEGRO assets across Greater London, totalling more than 4 million sq ft of industrial space.

Our approach combines on-site inspections with the creation of digital twins, enabling us to model a range of improvement scenarios and identify the most practical, cost-effective ways to achieve higher EPC ratings. This process not only supports compliance with Minimum Energy Efficiency Standards but also ensures buildings remain resilient to future regulatory changes, avoiding the risk of stranded assets. To date, our advice has guided around £32m of EPC improvement works, helping SEGRO enhance portfolio value while driving significant carbon reduction and energy efficiency across their estate.

Pegasus House, Hatfield, Hertfordshire

Sustainable refurbishment

Newmark led the sustainable refurbishment of Pegasus House, a 19,000 sq ft industrial site in Hatfield.

Instead of carbon-intensive redevelopment, the project focused on re-use, with decontamination and selective demolition, reducing waste. The building was upgraded to modern energy standards with high-performance insulation, efficient glazing and doors, enhanced natural light, and improved accessibility. A strengthened roof allows for future solar PV, ensuring the site not only achieves an EPC ‘A’ rating but also embodies long-term sustainability in industrial design.
