Member, Newmark Industrial Advisory Board
With over 25 years reshaping Ohio’s industrial and investment landscape, Terry Coyne has completed transactions valued at more than $7 billion—but the numbers only tell half the story. Leading a team of more than 15 professionals covering the entire state of Ohio, Coyne and his group complete a transaction every three days. What sets him apart is his ability to see what others miss: the 765,000-square-foot expansion that revitalizes a regional economy, the $37.9 million disposition that unlocks capital for the next chapter, the complex multi-party negotiation where lesser brokers walk away but Coyne finds the solution.
The Track Record
In just the first half of 2025, Coyne completed 65 deals encompassing 1.1 million square feet sold and 2.3 million square feet leased. Over the past five years, his team has brokered 250 transactions worth more than $1.2 billion. He has been Newmark’s top-producing industrial broker nationwide multiple times and consistently ranks in the firm’s Top 20 brokers nationally—achievements earned through relentless client advocacy, not self-promotion.
But accolades are merely the byproduct of doing what matters: solving problems, delivering results, and building Cleveland. Coyne’s client roster reads like a who’s who of industrial America—GOJO Industries (Purell®), L’Oréal USA, McMaster-Carr, Scannell Properties, STAG Industrial, Rugby Realty—companies that return to him transaction after transaction because they know he’ll get it done.
Market Mastery Meets Strategic Vision
While Cleveland anchors his practice, Coyne’s reach extends across Ohio’s commercial corridors. He understands that Columbus isn’t just experiencing 3.3 million square feet of positive absorption—it’s becoming a logistics powerhouse with sub-8% industrial vacancy and major projects like the Anduril Industries 5-million-square-foot advanced manufacturing facility reshaping the state’s economic future. He knows Toledo’s Innovation Industrial Park isn’t just available land—it’s strategically positioned infrastructure ready for the right tenant. This isn’t information gleaned from market reports; it’s intelligence earned from three decades of operating at the intersection of capital, development, and deal flow.
Coyne’s expertise spans the full spectrum of complex industrial transactions: representing tenants in 765,000-square-foot distribution facilities, landlords on 762,000 square feet of spec development, sellers on nine-figure investment portfolios, and buyers navigating off-market acquisitions. He works the deal that others can’t—the multi-party negotiation, the contaminated brownfield requiring creative structuring, the time-sensitive expansion where failure isn’t an option.
What Clients Say

The Difference: People Over Properties
Ask Coyne what drives him, and he won’t talk about cap rates or absorption trends. He’ll tell you about relationships—the trust earned over 25 years, the CEO who calls him first when expansion plans crystallize, the institutional investor who knows Coyne will protect their interests as fiercely as his own. His network isn’t built from conference attendance or LinkedIn connections; it’s forged through delivered promises and solved problems.
This people-first philosophy extends beyond transactions. Coyne serves on the boards of the Rock and Roll Hall of Fame, Village Capital Corporation, Innovate Ohio, and Greater Cleveland Sports Commission. He’s shaped policy on the Real Estate Committee for the Greater Cleveland Food Bank and Cleveland Neighborhood Progress. A graduate of the University of Notre Dame (B.A., Political Science) and the University of Chicago (M.A.), with additional studies at Oxford University, Terry brings intellectual rigor and civic commitment to everything he does.
