Newmark announces the Company has arranged a 13,083-square-foot lease on behalf of New York City-based restaurant and nightlife concept Ketchy Shuby at 114 S. Olive Avenue in West Palm Beach, Florida. The transaction marks Ketchy Shuby’s Florida debut and represents the largest food and beverage lease in Palm Beach County year-to-date. Newmark Managing Director Mitch Heifetz represented the tenant in the transaction.

Expected to open in fall 2026, Ketchy Shuby will transform the three-story downtown building at 114 S. Olive Avenue with a ground-floor restaurant, a second-floor nightclub and lounge and a rooftop venue, joining recent and upcoming additions like Estiatorio Milos and Pastis to the city’s vibrant dining scene.
Founded in 2023 by hospitality veteran Jamie Mulholland, Ketchy Shuby is a sensorial, community-focused concept that combines thoughtful design, curated music and immersive lighting. The menu features globally influenced New American cuisine with plant-based options and classic favorites. By night, the space transforms into a high-energy lounge with local and international DJs. Ketchy Shuby operates two existing locations in Lower Manhattan and Southampton, New York (Ketchy Beach).

Constructed in 1923 and renovated in 2016, 114 S. Olive Avenue is a historic landmark that blends a charming architectural façade with modern functionality. The property is steps from CityPlace, the waterfront and the area’s top dining, shopping and entertainment destinations, with immediate access to I-95 and Palm Beach International Airport.
According to Newmark Research, U.S. retail absorption returned to net positive in the third quarter of 2025, an unexpected development. Sunbelt markets continue to outperform, remaining strong in both total absorption and absorption rate.
