Newmark announces the Company has been awarded the exclusive leasing assignment for 3 Glen Bell Way, a prominent 87,639-square-foot Class A R&D/flex building located in the heart of the Irvine Spectrum submarket. Newmark Executive Managing Director Scott Read, Senior Managing Director Troy Wooton and Director Zac Fielder will serve as the listing agents for the property on behalf of landlord Skyline Group International.
Originally constructed in 2001 as a premier corporate headquarters for Ford Motor Company’s West Coast operations and design studio, the property is now vacant and available for immediate occupancy. This modern facility, boasting direct visibility from the I-5 Freeway and close proximity to the 405 Freeway, delivers a balanced mix of office, open workspace and high-clear areas, making it an ideal corporate headquarters for a variety of users. The building’s versatile configuration supports diverse industries, including automotive innovation and design, AI computing and data centers, life sciences and biomedical, aerospace and defense.
“The demand for high-quality R&D and office space in Orange County has surged in recent years, due to the needs of the most prominent companies in automotive, aerospace, defense and life sciences,” said Read. “3 Glen Bell Way represents a rare opportunity in the heart of Irvine Spectrum to secure a turnkey facility that embodies innovation and flexibility, positioned well to support the next generation of industry leaders.”
Key building features include:
- Size: 87,639-square-foot class A R&D/flex space
- Power: 4,000 Amps (heavy duty)
- Climate: 100% temperature-controlled environment
- Loading: Four ground-level loading doors
- Height: 24’ clear height
- Sustainability: LEED-certified design
Its strategic location in the Irvine Spectrum, home to over 3,500 companies, 80,000 employees and world-class amenities like the 1.2-million-square-foot Irvine Spectrum Center, provides exceptional access to talent, transportation and lifestyle conveniences.
“3 Glen Bell Way was designed as a hub for innovation and is a rare opportunity in a submarket where high-spec R&D space is increasingly scarce,” said David Su of Skyline Group International. “Working with Newmark allows us to tap into their deep network in the innovative sectors to find a partner ready to define the next chapter of Irvine Spectrum.”
According to Newmark Research, the Orange County office market shows signs of recovery with positive net absorption of 370,812 square feet in 3Q 2025 and a slight decrease in vacancy to 17.2%, while the industrial sector maintains a low vacancy rate of 5.3%, underscoring the strong demand for premium, flexible spaces like 3 Glen Bell Way in this dynamic market.
