Ruth is a Senior Associate in our Corporate Property Management team, based in Milton Keynes. She undertakes estates management for Pizza Express and BKUK Limited (The UK Burger King Master Franchisee) restaurant brands with a focus on Wellbeing and EDI.
His previous experience includes estates management work for Whitbread, Byron, Allied Domecq Spirits & Wine, La Senza and service charge advisory work. Earlier in her career, she acted on behalf of pension funds including Co-operative Pension Fund and therefore understands how landlords think and operate.
Ruth is the lead management contact for the nationwide estates management contracts with Pizza Express. We are an integral part of their in-house Estates Management team. Whilst providing specialist outsourced advice and support. Ruth prioritises her clients’ money saving, generation, and conflict resolution.
She has mentored colleagues through the Assessment of Professional Competence (APC) and AssocRICS qualifications and been an RREF mentor to students at the University of Reading. She is passionate about diversity and wellbeing initiatives and sits on the firm-wide EDI Committee and Parents & Carers Network Committee. She was an instrumental part of the team in setting up the firm’s buddy programme for graduates.
Recent projects
Ruth implemented a client’s database as part of contract set-up. This included deeds audits, lease and documentation reviews, information and invoice checking, testing of the database and reporting functions together with allocation of work to wider members of the team to assist the project to completion. She acted for an occupier client in a leasehold situation where the building above was to be redeveloped. Ruth helped ensure minimal impact on trade, visibility throughout the works and negotiated the developer covering all the client’s costs relating to movement of plant including loss of trade. She was the main contact on behalf of the client including site visits, discussions with the landlord, developer, solicitors, project managers, and M&E and planning specialists. Ruth negotiated a new lease for a restaurant client further to the landlord serving a break notice. The landlord wished to redevelop part of the demise whilst our client wished to remain in the operational restaurant space. She negotiated a lease that gave the client a future in this location together with appropriate reduction in demise to enable the landlord to undertake his works, together with agreed compensation levels if the client is disturbed by the development works.
