Gemma is a Senior Associate in the Corporate Property Management department based in Milton Keynes. She has a wealth of experience across all property sectors.
Gemma provides comprehensive corporate property management service for her clients. This means that she provides the function of an in-house estates team and has a very wide-ranging remit supporting the businesses of the clients she works with throughout the UK, including Ireland.
For the last few years, Gemma has been working with Whitbread with the responsibility for Premier Inn in the North of the UK and Ireland. She also works with Wells & Co. Pub Company. She has a diverse and wide-ranging remit for both clients including rent reviews, advising on cost control (rent, rates, service charge, insurance), asset protection (lease renewal, lease re-gearing, boundary disputes etc.) and disposal management including due diligence and strategic advice on valuation and disposal and other property management functions. Her role also includes the management of sub-let portfolios where she looks for opportunities to maximise value and income from non-operational assets and surplus accommodation, be it through sub-let or gold brick development opportunities.
Prior to this, Gemma spent a decade with responsibility for the ‘restaurants portfolio’ of Whitbread Hotels and Restaurants which includes all properties occupied by Beefeater, Brewers Fayre, Table Table, Taybarns and their associated Premier Inns (450 sites) operating throughout the UK and Ireland providing the above service.
Gemma spends a lot of time with her clients to understand their business model, their business aspirations and the challenges they face. She has this in my mind when she is advising them and supports their goals and their business by thinking like an operator.
Prior to Newmark, Gemma was in lease consultancy and valuation, then specialised in office and industrial agency, before relocating to the east midlands where she continued as an office agent.
Gemma works closely with Whitbread Group and Wells and Co. Pub Company advising them of the property management on their estates. This advice includes day-to-day property management, database management, service charge, analysis, landlord applications, asset management of the estate and disposal of surplus elements of the estate.

- Advice to Whitbread on Surplus land portfolio, estate optimisation and innovation – to generate some revenue for the client – ongoing.
- Strategic property review for Wells & Co. Pub Company – to include agricultural land, development land and residential – Providing a strategy for the short-, medium- and long-term management of their surplus estate. - Landlords consent due diligence projects, for windows, air conditioning, Wifi, Bar & Block conversions, breakfast rooms. – Liaison and negotiation with landlords and solicitors to achieve consent to facilitate and accommodate the client’s various business goals.
