Keenan O’Leary, MAI, is a Senior Vice President with Newmark Valuation & Advisory and a member of the Hospitality, Gaming & Leisure (HGL) Specialty Practice. Actively engaged in commercial real estate since 2010, he specializes in the valuation of hotels and hospitality-related assets across the west coast, including fee simple, leased fee, and leasehold interests. O’Leary has completed appraisals, market studies, and feasibility analyses for a broad array of clients (REITs, institutional and local lenders, pension funds, buyers, sellers, investors, and developers) supporting acquisition, disposition, financing, financial reporting, and renovation/development decision-making.
Before joining Newmark, O’Leary served as a Senior Director with Cushman & Wakefield in Seattle, where he led and executed complex hospitality valuation assignments and portfolio analyses. He also previously worked for a prominent real estate developer structuring investor offering for ground-up development, restructuring existing investments, and standardizing internal valuations across a diversified portfolio that included industrial, hotel, retail, and office properties.
O’Leary holds the MAI designation from the Appraisal Institute, reflecting advanced competency in valuation theory, ethics, and applied practice. He is experienced across the spectrum of hospitality property types, including full-service and select-service hotels, extended-stay and boutique assets, resort and conference properties, and mixed-use projects with hospitality components. Geographically, O’Leary’s assignments span major urban, suburban, resort, rural, and gateway markets along the west coast.

Education
O’Leary graduated from Cornell University’s School of Hotel Administration, where he earned a Bachelor of Science degree. In addition, he holds an Associates of Arts degree in culinary arts from the Culinary Institute of America. More recently, O’Leary completed continuing education programs on commercial property valuations sponsored by the Appraisal Institute and other sanctioned appraisal education institutions.
