Darrell Rubens is a Senior Managing Director in the New York office of Newmark, recognized among the premier retail real estate professionals in Manhattan.
For more than 22 years, Rubens has excelled at representing both landlords and tenants, completing more than $1 billion in retail transactions. Since joining Newmark in 2019, he has continued to deliver some of the city’s most high-profile retail and fitness leases — including five Equinox deals totaling over 170,000 square feet, most recently the relocation in Scarsdale with Saks Fifth Avenue as the landlord, and the Hudson Square flagship with Hines and Trinity Church, which earned him a REBNY Deal of the Year nomination.
Rubens was also a finalist for the REBNY Deal of the Year for the DWIGHT and MCC School transaction — a 30,000-square-foot lease on behalf of LeFrak for The Manhattan Children’s Center, which provides education and treatment to children with autism spectrum disorder (ASD). In addition, he was instrumental in the expansion of Nobu 57th Street in collaboration with the LeFrak organization.
Earlier in his career, Rubens completed the first-ever brick-and-mortar store for Snapchat, working closely with Evan Spiegel on the company’s retail debut — a landmark deal bridging technology and experiential retail.
He currently serves as the national representative for Peter Lik Galleries, recently securing flagship locations in New York City, Waikiki, Miami, and Park City, expanding the brand’s national footprint in luxury art retail.
Throughout his career, Rubens has represented many of Manhattan’s most prominent institutional and entrepreneurial landlords, including Angelo Gordon, Capstone Equities, Carlyle Group, GreenOak, Himmel + Meringoff Properties, LeFrak, Madison Capital, Rockpoint Group, Silverstein Properties, and SL Green. His landlord representation success includes securing leases with Gourmet Garage, Lowe’s Home Improvement, Rumble, Sephora, Warby Parker, and Wells Fargo, as well as Chase Bank, CVS, Equinox, General Electric, Aesop, Le Labo, Snapchat, the U.S. Postal Service, and Walgreens.
Prior to joining Newmark, Rubens was a partner and Executive Vice President at Winick Realty Group, where he spent more than two decades as both a broker and manager, leading transformative retail transactions across Manhattan.
Rubens is a recipient of CoStar Group’s Power Broker Award for Retail Leasing, was named one of Real Estate Weekly’s Rising Stars, and has been recognized multiple times as a REBNY Deal of the Year finalist.
