Executive Vice Chairman Chris Mongeluzo has been with Newmark since 1993. Building upon his legal background, Mongeluzo has earned a reputation as an expert negotiator and tenant representative, bringing numerous large and complex Manhattan and national office leasing transactions to completion.
Mongeluzo’s work on behalf of Paul, Weiss for 850 ,000 square feet at 1285 Avenue of the Americas earned him the Real Estate Board of New York’s award for the Most Ingenious Deal of the Year. The transaction was the largest U.S. office lease of 2023.Mongeluzo provides long-term strategic planning services for his New York and national clients and focuses exclusively on tenant representation to avoid conflicts with owners.
Since the start of his career, Mongeluzo has completed more than 2,000 tenant representation assignments.
Mongeluzo is considered one of the foremost real estate advisors to top Am Law firms in New York City. In the past five years, Mongeluzo and his Team have completed 17 law firm transactions over 100,000 square feet in New York City, including noteworthy post-Covid transactions (850,000 square feet for Paul, Weiss, Rifkind, Wharton & Garrison, for which he received the Real Estate Board of New York’s Most Ingenious Deal of the Year award; 225,000 square feet for Cadwalader; 160,000 square feet for Venable; 102,000 square feet for Mintz Levin; 77,500 square feet for Lewis Brisbois; and 105,000 square feet for Haynes Boone).
Additionally, he has represented prominent firms in New York City and nationally, such as Paul Weiss, Kramer Levin, Ropes & Gray, Davies Ward Phillips & Vineberg (Canada’s largest law firm), Cahill Gordon & Reindel, Hughes Hubbard & Reed, Greenberg Traurig, O’Melveny & Myers, Squire Sanders & Dempsey, Norton Rose Fullbright, Haynes and Boone LLP among many other mid-size firms.
Mongeluzo is also the national representative for Live Nation/Ticketmaster, which currently occupies more than 1.5 million square feet in approximately 168 office locations nationwide. As the exclusive representative for Live Nation since 2006, Mongeluzo has completed over 2 million square feet of transactions in more than 175 deals nationally.
Mongeluzo has completed noteworthy non-for-profit transactions such as Mount Sinai’s Behavioral Health Facility - 165,000 SF at 45 Rivington Street, Beth Israel Medical Center - 45,000 SF at 1825 Park Avenue, New York City Economic Development Corporation - 220,000 SF at 1 Liberty Plaza, Empire State Development - 117,000 SF at 655 Third Avenue, Mount Sinai Nursing School - 35,000 SF at 159 East 125th Street, ICAHN School of Medicine - 36,000 SF at 1 Pierrepont Plaza in Brooklyn, The Institute For Family Health - 24,000 SF at 1 Pierrepont Plaza in Brooklyn, The St. Luke’s – Roosevelt Hospital Center - 23,000 SF at 200 West 57th Street.
Mongeluzo’s recent accomplishments include, but are not limited to 105,000 square feet for Haynes Boone LLP at 30 Rockefeller Plaza; 200,000 square feet for Elliott Management; 65,000 square feet for Susman Godfrey at 1 Manhattan West; 530,000 square feet for Debevoise & Plimpton LLP; 550,000 square feet for Ropes & Gray at 1285 Avenue of the Americas; and 350,000 square feet for Horizon Media, Inc. at One Hudson Square in New York City.
Other previous noteworthy transactions include 125,000 square feet for The Related Companies L.P. at 423 W. 55th Street; and a 50,000-square-foot deal on behalf of Wheels Up for its corporate offices at 601 W. 26th Street.
Additionally, Mongeluzo’s work on behalf of toymaker Hasbro for 120,000 square feet at 28-40 W. 23rd Street earned him the Real Estate Board of New York’s award for the Most Creative Retail Deal of the Year.
