Carter Lear leads Newmark’s Private Capital Markets practice across Northern California, advising private equity, family offices, and operating partners on acquisitions & dispositions, development underwriting, and joint-venture equity. He supports clients with single-asset transactions, multi-phased master-planned communities, and portfolio-level strategy - providing clear and direct guidance on complex assignments.
With nearly two decades of experience in commercial real estate and institutional-grade private investment, Carter brings a disciplined and analytical approach to evaluating opportunities and structuring financial solutions. His principal-side background allows him to quickly interpret risk, define the key drivers of value, and align capital strategies with both near-term business planning and long-term ownership goals.
Carter’s work spans industrial, multifamily, retail, and office assets. He is known for his ability to identify the core economics of a deal, assess feasibility under multiple scenarios, and communicate his findings clearly so clients can make confident, well-informed decisions.
A Bay Area native and >20-year Sacramento resident, Carter enjoys living in Sacramento’s Land Park neighborhood with his wife, two children, and their dog - Leonard.
