    The Silver Line Effect
    Reston/Herndon Office Redevelopment: Implications for Tenants and Owners

    This white paper addresses the scope of redevelopment that is occurring in the Reston/Herndon submarket—particularly around Metro’s present and future Silver Line stations—and the implications for tenants and owners of office space in the submarket. Key findings of the report include:

    • 17.1 million square feet, or 60.1% of the Reston/Herndon submarket’s inventory of 28.6 million square feet, is slated for redevelopment within the next 15 years, market conditions allowing. Based on the current pace of project submission and approval, along with the pending completion of the Silver Line, this projected timeline has the potential to accelerate.
    • Within a half-mile radius of the Wiehle-Reston East Metro station alone, there are at least six buildings totaling more than 350,000 square feet of Class B office product undergoing demolition or scheduled for demolition. At least ten tenants within these properties have either already relocated or will imminently.

    The study includes detailed maps showing the scope of redevelopment potential surrounding present and future Silver Line stations in the Reston/Herndon submarket. The report concludes with implications for owners and tenants of office assets.
