Newmark announces the Company has arranged a long-term, 17,447-square-foot office/flex lease for DesignPac, a subsidiary of 1-800-Flowers.com, Inc., at 2100 Swift Drive in Oak Brook, Illinois. Newmark Senior Managing Director Corey Chase represented the tenant in the transaction.
DesignPac is a premier provider of gourmet gift baskets and sets for major retailers across North America. The new space will support the company’s multifaceted operations—including its design studio and showroom, product packaging and light manufacturing—while offering a flexible environment that fosters collaboration and efficiency across its team.

2100 Swift Drive is a three-story, 58,010-square-foot Class A office building owned by Experimental Holdings. The property underwent a significant renovation in 2017 and features open, adaptable floor plates, a three-story parking deck and ample surface parking. Ownership is adding an overhead door to the first floor to create a flex space that allows the tenant to efficiently move products in and out of the facility.

Situated in the highly desirable East-West Corridor, the building offers outstanding visibility and access to I-88 and I-294, and is conveniently located near Oakbrook Center Mall and numerous retail and dining amenities.
According to Newmark Research, Chicago’s suburban office market is showing strong momentum in 2025, with 3.1 million square feet leased year-to-date, marking the first time since 2018 that leasing activity is tracking on pace with the long-term annual average. This renewed confidence among suburban tenants is reflected in a positive net absorption of 935,000 square feet in the first half of the year. While the overall vacancy rate remains elevated at 26.0%, it has decreased from last quarter, signaling continued demand for quality office space.
