Newmark announces the Company has negotiated a 166,867-square-foot, long-term headquarter lease renewal and expansion on behalf of North Los Angeles County Regional Center (“NLACRC”) at 9200 Oakdale Avenue in Chatsworth, California. The transaction represents the largest office lease by square footage in Los Angeles County year-to-date.
Newmark Executive Vice President Steve Kolsky, Executive Managing Director Suzanne Lee and Managing Director Ron Burkhardt represented the tenant NLACRC in the lease transaction. Newmark Workplace Strategy Managing Director Katie Ruf, Project Manager Sabrina Rahman, Debt & Structured Finance Executive Vice Chairman Bill Fishel and Associate Director Mai Hu also supported the transaction.
NLACRC, a nonprofit that partners with community-based organizations to better serve individuals with developmental disabilities and their families, previously occupied 112,115 square feet at the property as its headquarters. Outgrowing its current space amid an upcoming lease expiration, NLACRC engaged Newmark’s integrated tenant advisory team, encompassing brokerage, workplace strategy and project management, to guide its search for an optimized headquarters space.
“As specialists in headquarters transactions for tenants throughout Los Angeles, our team focused on securing a solution that delivers long-term flexibility, enhanced amenities and exceptional value for an organization doing such vital work in our community,” said Lee. “We are honored to have advised NLACRC in the optimization and expansion of its headquarters facility in a way that aligns with their growth plans and mission.”
Burkhardt added, “Nonprofit organizations play an essential role in our communities, and supporting their commercial real estate needs is a key focus area for our team. NLACRC’s dedicated work partnering with community organizations to serve individuals with developmental disabilities and their families continues to make a meaningful impact across the region, and we’re proud to help position them for long-term success.”
“This lease expansion allows us to remain in a location we know works well for our staff and the families we serve, while gaining additional space and flexible terms needed to continue delivering high-quality services well into the future,” said Angela Pao-Johnson, Executive Director, NLACRC. “We value Newmark’s guidance and strong advocacy throughout the entire process.”
California’s regional center system, established under the Lanterman Developmental Disabilities Services Act in 1969 (with expansions in subsequent years), comprises 21 community-based nonprofit organizations statewide that coordinate lifelong services and supports for individuals with developmental disabilities and their families. NLACRC is the largest of these centers, serving the highest number of consumers among them.
The landlord, Omninet, was represented by Jim Lindvall and Chloe Sanchez of JLL.
