Newmark announces the Company has arranged the $16 million, all-cash sale of the 37,024-square-foot office component within Alpharetta City Center, a premier mixed-use property located at 415 S Broad Street in the heart of downtown Alpharetta. From initial tour to closing in just 22 days, the transaction sets a record price per square foot for a vacant office building in Georgia[1]. Newmark Senior Managing Director Casey Keitchen and Associate Director Collin BeVier represented the undisclosed seller in the transaction.
“Alpharetta continues to strengthen its position as one of the most compelling suburban environments in the Southeast, where quality office outperforms when location and experience align,” said Keitchen. “This asset reflects exactly what today’s users are seeking – walkability, amenities and an activated setting that supports culture and employee engagement.”
Situated within a thriving walkable district, Alpharetta City Center offers immediate connectivity to award-winning restaurants, boutique retail, greenspace and high-density residential, all within a historically rooted, placemaking environment. The 26-acre destination includes Alpharetta City Hall, Fulton County Library, luxury apartments, curated dining and retail, and multiple public greenspaces, including the five-acre Brook Street Park and Town Green. The design thoughtfully integrates preserved historic structures and tree canopy with modern mixed-use development, earning recognition including the Atlanta Regional Commission’s Development of Excellence Award (2018) and ULI Atlanta’s People’s Choice Award for Public Realm (2019).
According to Newmark Research, well-amenitized suburban micro-markets – particularly those with integrated retail and residential components – continue to capture flight-to-quality demand despite broader selectivity in the office sector. Investor activity has increasingly targeted walkable, mixed-use suburban nodes over commodity product, reflecting employer priorities around workplace experience, talent attraction and optionality. The sale of the Alpharetta City Center office space reinforces momentum throughout top-performing suburban hubs, where activated environments are proving more resilient relative to the broader market.
