ITT Technical Institute has moved into a completely remodeled building, just off of the Highway 36 corridor in Westminster. The school relocated from its prior location at I-25 and 84th Avenue and now occupies 30,277 square feet in 8620 Wolff Court.
Located on the east side of Highway 36 in Westminster’s Sheridan Park 7, this property has undergone extensive interior and exterior renovations. The interior space of the existing building was completely dismantled and rebuilt to include new mechanical electrical systems, all new floor and bathroom finishes and new administration office and classrooms. Exterior renovations include new windows and new vertical wall framing that replaces the previously sloped walls. The property is now transformed from a pyramid shape to a modern box-shaped building with a stucco and brick exterior.
The 3-story building was renovated by Brinkman Construction and designed by PBV Architects. Roger Simpson and Jared Leabch of Newmark Frederick Ross represented the owner, Magnum Colorado One, LLC (a joint venture between Woodbury Corporation and Quarter Circle Capital).
Originally built in 1984 with a unique angled design, 8620 Wolff Court was an inefficient building, according to Simpson. “Tenants lost 15% of each office space due to the extreme angle of the walls,” states Simpson. “Complete renovation was necessary, but that meant we had to sell the ‘vision’ of what the building could be, once renovated.”
Owners from Omaha and Salt Lake City bought into the vision after an onsite visit with Simpson and Leabch, and so did the City of Westminster.

Sheridan Park 7 possesses unparalleled visibility from Highway 36, the “Technology Corridor” between Denver and Boulder. According to CDOT, there are 122,000 vehicles that pass this location a day. This central location is a 16 minute drive from Boulder and 14 minutes from Denver’s Central Business District. In the surrounding area there is a wide variety of sit-down or fast-food restaurants for students, staff and faculty. The complex is within walking distance to the Park-N-Ride garage and bus stops, and only minutes away from service amenities including dry-cleaning, FedEx, Office Depot, Barnes and Noble, Lowes and other large retail box stores.
